management service to landlords wishing to let out their property.
The standard fee for the management is taken as a percentage of
the gross rents due for the period of the tenancy.

Visiting the property, appraising
the letting potential and advising you about the general aspects
of letting.
Marketing and advertising your property.
We advertise locally, on our website and circulate
property details to applicants already
registered to us.
Making arrangements for potential
tenants to view your property, usually with the accompaniment of
one of our staff.
Carrying out the initial vetting
of potential tenants.
Obtaining your approval once a suitable
tenant has been found and negotiating the tenancy details.
Making status enquiries as appropriate
to tenant’s suitability.
Preparing the Tenancy Agreement and
renewing the Agreement where necessary at the end of the term.
Preparation of a detailed Inventory
and Schedule of Condition.
Carrying out a full property inspection
and inventory check at the end of the tenancy and advising the
landlord and tenant of breaches noted in that report.
Taking a deposit from the tenant
to be held by the agent and protected by a regulated insurance
based scheme. The property will be checked for unfair wear and
tear before the deposit is returned to the vacating tenant.
Collecting the rent and making payment
to the landlord monthly less any fees or expenses due or incurred
for the period. Payments will be made by direct bank transfer and
a detailed rent statement will be forwarded to the landlord.
Taking meter readings and advising
the utility companies that accounts
are to be transferred in to the tenant’s name.
Inspections of the property are carried
out on a quarterly basis to ensure compliance with terms of the
tenancy agreement. A letter will be sent to the landlord after
each visit.
Co-ordination of repair or maintenance including arranging for tradesmen to attend the property and obtaining quotations where necessary, supervising works and settling accounts from rents received.
